Abstract: The charming historic home at 2045 E Adams Street is quickly finding its next owner.

After just six days on the market, the 1,164-square-foot home in Tucson, Arizona has been placed in escrow. The home was listed for $769,000 USD.

The home, designed by Josias Joesler, known as Tucson's "architectural linguist," was built in 1937 and is listed on the National Register of Historic Places.

But it's not just its high-end architecture that makes this property stand out. The home itself is a marvel, with Old World romanticism blending seamlessly with modern upgrades.

With resurfaced red oak floors, brand new amenities and refreshed landscaping, it's no surprise that this three-bedroom home is flying off the market.

Listing agent Joan Caruso says, "Both the front and back yards are meticulously and beautifully landscaped with terraced courtyards, prized cacti, mature trees and mountain views." My favourite is the indoor-outdoor pool cabana.

This unique 245-square-foot space connects the main house to the guest suite and is a four-season room overlooking the outdoor space and mountain views.

The current owners purchased the property in 2021 for $365,000 from a longtime Tucson resident, and they've been working to restore it ever since, according to the Realtor.com® website.

All of the property's utilities are now underground, and the front and backyard landscaping even features a grey water collection system, Caruso said. Other upgrades include brand new kitchen cabinets and quartz countertops, as well as the addition of an electric gated entry and car charging station.

The Southwestern-style home's location is also noteworthy: it's close to the University of Arizona and a modern tram to downtown Tucson.

I've been a realtor in Tucson for 50 years," Caruso said. Owning a Josler home is owning a Tucson treasure!"
